Value-Add Investments

Our value-add strategy involves investing in properties that exhibit potential for increased returns with the right strategic interventions. These may include properties that are under-managed, under-capitalized, or under-performing due to a variety of factors. We aim to unlock the hidden value in these properties through targeted improvements, efficient management, and strategic repositioning. This could involve physical improvements, lease-up initiatives, or operational enhancements that increase cash flow and the overall value of the property.

Opportunistic Investments

Our opportunistic strategy targets properties with high potential for capital  appreciation. These include distressed assets, properties in special servicing, foreclosure, or bankruptcy, and assets that are mispriced or undetected by the broader market. We also consider in-fill development or redevelopment projects that present longer-term, complex opportunities with significant profit potential.

Our investment focus is on Retail, Multifamily, and Industrial properties.

Location

We strategically target markets across the U.S. that demonstrate positive population growth and robust economic indicators. Our expansive network of partners and team members nationwide allows us to seize opportunities across the country.

Deal Size

We are flexible with deal sizes, prioritizing opportunities that best align with our investment strategy.

Retail Properties

For retail properties, we look for locations with high traffic (15k+ VPD), excellent visibility, multi-tenant spaces of 25k+ sqft, and situated in areas with positive population growth and good density. We seek properties with under market rent and lease terms that are actionable within the next 2 years, i.e., no remaining options to renew.

Multifamily Properties

Our multifamily property acquisitions focus on complexes with 20+ units, situated in desirable, low-crime areas with convenient access to local amenities.

Industrial Properties

We target industrial properties with 25k+ sqft, located in accessible locations, with multi-tenant spaces or the potential to create such layouts. We prioritize properties with excellent ingress and egress, including truck loading capabilities, or the potential to create such accessibility. We look for properties with under market rent and lease terms that are actionable within the next 2 years, i.e., no remaining options to renew.

Value-Add Components

We target under-managed or under-capitalized properties, and opportunities that are mispriced or overlooked by the current market. Generally, we seek properties with 25-75% vacancies and/or under market rent and/or leases that are not maximized, i.e., gross leases. Our objective is to force appreciate these properties through strategic improvements.
